The New Zealand data center construction market covers the civil, structural, electrical, mechanical, cooling, fit-out and commissioning work needed to build and expand purpose-built data centres, from enterprise rooms and edge sites to colocation halls, hyperscale cloud regions and artificial intelligence campuses. Value is measured as construction spend put in place, excluding the servers and networking equipment that customers later install.
In 2025, the market is valued at USD 540.00 million and is forecast to grow at a CAGR of 10.80%, reaching USD 1505.88 million by 2035. Growth is driven by a pipeline that now includes a 280 MW campus with full resource consent in Southland, more than 130 MW of land-banked capacity at TenPeaks and a cloud region from Amazon Web Services backed by NZ$7.5 billion of planned investment.

2026-2035
The New Zealand data center construction market has moved from a handful of Auckland halls to a national build programme. Cloud regions, sovereign data rules and artificial intelligence workloads are pulling capital into new campuses, while a renewable-heavy grid gives New Zealand an unusual selling point.
Three forces shape the market: hyperscale and AI demand, which has produced the largest consented project in the country; operator carve-outs and equity raises that fund steady colocation expansion; and power policy, as ministers push big users to add generation instead of drawing on the existing grid.
In February 2026 TenPeaks launched as a stand-alone operator with more than NZ$3 billion of projects tied to its pipeline. In March 2026 Datagrid secured consent for its Southland campus, and in July 2026 the Prime Minister proposed a compact for hyperscale operators.
The market is shifting from enterprise and colocation halls towards campuses designed for artificial intelligence, with higher rack densities, closed-loop cooling and on-site or contracted renewable supply. Colocation facilities lead in value because Auckland operators keep adding halls, while hyperscale and AI campuses advance fastest as Southland and other regional sites move from consent to construction. Cooling and mechanical packages gain share as liquid cooling becomes standard, and build-to-suit and lease structures grow as cloud providers place capacity inside third-party buildings. Auckland remains the largest region, and the Others group grows quickest on Southland and Taranaki projects. Government rules on additional generation, grid connection terms and supply chain capacity will set the pace, but the direction points to a durable step up in construction activity rather than a one-off cycle.

Consented Projects Underpin a Decade of Growth
Construction spend is on course to nearly triple, from USD 540.00 million in 2025 to USD 1,505.88 million in 2035 at a 10.8% CAGR. A consented 280 MW campus, TenPeaks pipeline land and the AWS cloud region give builders a visible order book.
AI Campuses and Cooling Packages Lead the Mix
Colocation Facilities hold the largest share, but Hyperscale and AI Campuses grow at an estimated 14.2% CAGR and Cooling and Mechanical Systems at an estimated 12.6% CAGR through 2035. Schneider Electric said in November 2025 that its liquid cooling range is being deployed in several large New Zealand data centres.
Power Policy Now Shapes Project Timing
Ministers want large users to add generation, and developers are responding with power agreements and firming capacity. That shifts risk from land and consents towards energy supply, and it favours sites close to new renewable output.

The Expert Market Research’s report on the New Zealand Data Center Construction Market offers a detailed analysis of the market based on the following segments.
Market Breakup by Facility Type
Colocation Facilities lead on value, in our estimate, as CDC and TenPeaks keep adding halls around Auckland, with TenPeaks holding a pipeline above 130 MW in February 2026. Hyperscale and AI Campuses grow fastest at an estimated 14.2% CAGR through 2035, led by Datagrid's consented 280 MW Makarewa project of March 2026. Enterprise and Government Facilities grow steadily as agencies and corporates retire server rooms. Edge and Modular Facilities add smaller regional sites, and prefabricated halls shorten schedules where skilled labour is scarce.
Market Breakup by Work Package
Electrical Systems lead in value, in our estimate, because switchgear, generators, batteries and distribution take the largest share of a build, and grid firming such as Contact's 200 MW Glenbrook battery of March 2026 shows how central power is. Cooling and Mechanical Systems grow fastest at an estimated 12.6% CAGR through 2035, as Schneider Electric's November 2025 liquid cooling range reaches large sites. Civil and Structural Works follow campus starts such as Makarewa. Fit-Out, Security and Monitoring grows with commissioning of finished halls.
Market Breakup by Delivery Model
Design and Build leads, in our estimate, because most colocation operators appoint one contractor for design and delivery, as CDC did when it completed the HV2 building at Hobsonville by March 2026. Build-to-Suit and Lease grows fastest at an estimated 11.9% CAGR through 2035, since AWS placed its three availability zones inside third-party data centres in September 2025. Engineer-Procure-Construct suits large campuses such as Datagrid's, and Owner-Operator Self-Build serves enterprises and agencies with their own sites.
Market Breakup by Region
Auckland dominates, in our estimate, with CDC's Silverdale and Hobsonville campuses and TenPeaks' three planned campuses, and grows at an estimated 9.6% CAGR through 2035 from a large base. Wellington grows at 10.2% on government and sovereign hosting needs, and Canterbury at 10.5% on South Island enterprise demand. Waikato grows at 11.1%, helped by Hamilton's central location. Others is the fastest region at an estimated 16.4%, led by Datagrid's Southland campus and the Taranaki site that Contact Energy and CDC are exploring.
| CAGR 2026 to 2035, Market by Region | Growth Rate |
| Auckland | 9.6 % |
| Wellington | 10.2 % |
| Canterbury | 10.5 % |
| Waikato | 11.1 % |
| Others (incl. Southland, Taranaki and Otago) | 16.4 % |
Competition combines operator-developers that commission their own builds, hyperscale cloud providers that lease or build capacity, and the contractors and equipment makers that deliver halls. Entry barriers include power access, consents, skilled trades and balance sheet strength.
CDC Data Centres
CDC Data Centres, headquartered in Canberra, owns and operates hyperscale data centre campuses in Australia and New Zealand, including Silverdale and Hobsonville in Auckland. At a briefing on 26 March 2026, Infratil and CDC reported that the Hobsonville HV2 building was complete and that shareholders had provided A$500 million of equity in February 2026. In August 2026 Contact Energy said it was exploring a Stratford data centre with CDC.
TenPeaks Data Centres
TenPeaks Data Centres, headquartered in Auckland, is the data centre group carved out of Spark, which keeps 25% while Pacific Equity Partners holds 75%. It launched on 25 February 2026 with 23 MW operating across 11 facilities, including Takanini, which it says achieves a power usage effectiveness below 1.2. Its pipeline exceeds 130 MW on owned land, with more than NZ$3 billion of projects tied to it.
Datagrid
Datagrid New Zealand is developing an artificial intelligence data centre campus at Makarewa near Invercargill in Southland, led by chief executive Remi Galasso. In March 2026 it secured full resource consent for a 78,000 square metre, 280 MW site and a landing for its Tasman Ring cable at Oreti Beach. Mercury agreed a 140 MW, 15-year power option on 19 March 2026, and delivery is targeted for 2028.
Schneider Electric
Schneider Electric, headquartered in Rueil-Malmaison, France, supplies power distribution, cooling and software to New Zealand data centres. On 14 November 2025 it said its liquid cooling range, including coolant distribution units from 105 kW to 2.5 MW and rear door heat exchangers up to 75 kW per rack, is being deployed in several large sites. The closed-loop designs use no public water, supporting consents.
Other players operating in the New Zealand data center construction market include Amazon Web Services, Microsoft, Datacom, NEXTDC, and Contact Energy, alongside design consultancies, general contractors, electrical and mechanical subcontractors and equipment suppliers delivering halls, power and cooling for operators and cloud providers across New Zealand.
Competition rests on secured power, consented land, skilled trades and balance sheet strength rather than price alone, while partnerships between operators and energy companies could reshape positions.
